Brand new house located in the hub of the Hunter and in close proximity to wineries, restaurants and activities in the region. Set on 100 acres, this adults escape sleeps up to 10 guests in plush queensize and double beds. Fully equiped indoor and outdoor kitchens, BBQ, log fire, WIFI, air-conditioning. Two formal living areas and one large casual living area. Picturesque views overlooking vineyards and Brokenback Mountain.House Rules:No smoking inside the house

Do not move furniture and/or furnishings, spillages/stains must be cleaned to original condition

Do not remove any items from the House, (eg. crockery, cutlery, glasses, furniture or furnishings)

Leave the kitchen clean as found eg. no dirty dishes or glasses

Report damages and/or breakages (eg. furniture, fittings, linen) to management

Keep noise to a minimum between 10:00pm-8:00am

The swimming pool must not be used after sunset and before 8:00am No alcohol or glass is permitted in the pool area

Dispose of excess rubbish in the bins located beside the house – one bin for glass only with all other rubbish to be placed in second bin

When absent from the house, close all windows and doors, turn off air conditioners and fireplaces to maintain security

No additional guests permitted, no function/party without prior consent of management

No pets

If organising an onsite massage, hairdresser etc. management will require a copy of their Certificate of Currency for Public Liability

Breach of these House Rules is a breach of the Terms and Conditions of occupancy and may result in additional charges being deducted from security deposit.
