- There are 3 spacious, well-furnished rooms, all on the first floor of this property.
- All rooms offer a variety of amenities that include a king-sized bed, an extra mattress, a heater, a wardrobe, and a designated workstation.
- 2 of the rooms have a common balcony offering stunning views of the surrounding hills and valley.
- The third room has a separate balcony.
- All rooms are equipped with an ensuite bathroom.
BATHROOMS
- There are 3 attached bathrooms.
- All bathrooms have geysers, towels, and basic toiletries.
COMMON AREAS
- There is an expansive living room on the first floor that offers a lounge-style seating area.
- This room can comfortably accommodate up to 8 people.
- It is equipped with a heater, Wi-Fi access, and a portable music system.
- There is a dining area which is a component of the living room on the first floor.
- It can seat up to 4 people. It is not equipped with a TV.
- There is a classic collection of some famous literary arts in the villa. So grab a steaming cuppa and choose your favourite nook and immerse yourself in the fictional world.
- There is also a bar area where guests can choose to unwind or catch up with their loved ones.
- The exteriors of this villa boast a 10,000 sq.ft. vibrant orchard that features a myriad of apple trees.
KITCHEN
- Guests have access to the pantry for reheating purposes only.
- It is equipped with a microwave, oven, gas stove, refrigerator, and RO purifier.
- Crockery and cutlery are also available.
FOOD
- All meals can be provided in-house at an additional cost per person.

GUEST ACCESS
The guests have access only to the first floor and orchards in the villa. Access to other floors, garden area and lawn is not permitted. In response to the COVID-19 pandemic, guests may have restricted access to any shared amenities.
INTERACTION WITH GUESTS
The host is present at the property and is always accessible via call or message. A trained and responsible caretaker is present to resolve any concerns and help you have a perfect stay.
STAFF ACCOMMODATION
We are unable to provide accommodation for your personal staff.
ACTIVITIES
Within the property, guests can take a peaceful walk around the vast expanse of the orchards and soak in the verdant hues this place has to offer. Guests can play competitive indoor games like cards or ludo. They can also relish a hearty meal and request for a bonfire to be lit up. There is a classic collection of some famous literary arts in the villa. So grab a steaming cuppa and choose your favourite nook and immerse yourself in the fictional world. Wake up to breathtaking vistas of the valley, that each balcony in the rooms has to offer. Unwind with your loved ones or sip on your favourite drink at the bar area.
ADD-ON SERVICES
- Bonfire can be arranged at an additional cost of Rs. 1000 per hour subject to availability of firewood.
- Guests can access the bar area for no additional charge. However, chasers and snacks will be charged as per actuals.
- Mineral water bottles can be made available at an extra cost.

While we do promise you a welcoming home and a great stay, here are a few things we’d like to mention so as to ensure there are no unpleasant surprises later!
- The guests have access only to the first floor and orchards in the villa. Access to other floors, garden area and lawn is not permitted.
- The villa is located in a secluded area.
- All-male groups are not allowed.
- This is not a pet-friendly villa.
- Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.
- Mobile networks such as Jio, BSNL, Vi, and Airtel work fairly well here.
- Consumption of non-vegetarian food is allowed.
- Please be mindful and keep noise to a minimum after 10 PM.
- 4 pet cats and a pet dog reside on the premises of this property for security purposes.
- Guests are advised to be cautious, given the presence of wild animals around.
- The caretaker resides on the premises of the property.
- This is a standalone property.
- There is a separate owner’s unit on the premises to which guests do not have access.
POLICIES
- The full payment must be made for your booking to be confirmed.
- The number of guests must not exceed the count mentioned at the time of (URL HIDDEN)
- Only the guests who have been accounted for are allowed at the villa.
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
- Any commercial activity is strictly not permitted.
- A refundable deposit may be collected before check-in.
- This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
