VILLA RULES & REGULATION
(EXTRACT)
ALL GUESTS & VISITORS WHO CHOOSE TO RENT OR VISIT THE PROPERTY MUST ABIDE BY THE RULES BELOW. ANY PERSON OR GROUP THAT CHOOSE TO DISREGARD THESE RULES MAY BE SUBJECTED TO PENALTIES SUCH AS THE LOSS OF SECURITY DEPOSIT OR TERMINATION OF RENTAL CONTACT WITHOUT REFUND AND REIMBURSEMENT. Our security deposit is RM2000.
1. NO PARTIES OR EVENTS
- Prior Permission From Host needed and Additional Charges May Apply for parties or events
- Parties or Events without permission:
A) PENALTY RM1,000 + RM50/visitor
B) IMMEDIATE EVICTION from property without refund
2. NO SMOKING INDOORS
3. NO PETS INDOORS
4. ONLY NO. OF GUESTS IN BOOKING ARE ALLOWED
- Only paid VISITORS are allowed at property: RM25/visitor per day
- Non-paid visitor(s) are not allowed at all times
- Visitors between 11p.m. - 8a.m are considered guests and additional guest charges applies: RM150/N per guest
5. NO FOOD AND/OR DRINKS ALLOWED IN BEDROOMS | SWIMMING POOL| BILLARD AREA
6. NOISE CURFEW : 11p.m. - 8a.m. : Penalty RM750 | Repeated Offence: Eviction without refund
7. TURN OFF ALL AIRCON & WATER HEATER BEFORE CHECK OUT
8. RESPECT CHECK-IN (4p.m.) AND CHECK-OUT (11a.m.) TIMES
- Early Check-In / Late Check-out Charges: RM400/hr
- Prior arrangement enjoy 50% discount
- ALL Early Check-In / Late Check-Out are subject to availability at our discretion
9. PLEASE TAKE CARE OF THE FURNISHINGS, FURNITURES, APPLIANCES AND AMMENITIES PROVIDED. YOU HAVE TO PAY FOR THE DAMAGES EVEN IF IT EXCEEDS YOUR SECURITY DEPOSIT
10. PLEASE DO NOT REARRANGE THE FURNITURES
11. PLEASE DO YOUR DISHES & TAKE OUT TRASH BEFORE CHECK OUT
12. DAMAGES & LIABILITIES
- Guests agree to accept liability for any losses, damage caused to the property, including, but not limited to, misuse of appliances, and/or equipment and furnishings.
- Damages costs are at our company’s discretion. If damages are in excess of the security deposit being held, guests agree to reimburse the costs incurred to replace/repair damaged items.

13. NO ILLEGAL ACTIVITIES OR SUBSTANCES ALLOWED AT THE PROPERTY : EVICTION WITH FULL DEPOSIT CHARGED AND NO REUND / REIMBURSEMENT!
COMPLIANCE
- Guests and visitors who do not follow the above-mentioned terms and conditions are considered in breach of contract. A MINIMUM penalty of RM500 will be imposed for each violation at our sole discretion. Cost of loss and damages will be charged separately. - The owner of the property or his representative reserves the right to terminate your stay if found to be in breach of contract. This applies to any guests and/or visitors who refuse to follow the above-mentioned house rules and whom are found to be causing disturbance or damages to the property, neighbourhood or to the residence of the community. Penalties such as loss of security deposit and/or termination of rental without refund of booking rates.
DECLARATION
- Our company reserves the rights to change the above terms whenever deemed necessary.

- Our company Vale Pine Sdn Bhd, Property Owner and/or our representatives do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept any liability for any inconveniences araise from the temporary defects / stoppage in supply of water, electricity or plumbing. We do not accept liability for any loss or damage caused by weather conditions, natural acts, disasters and/or any other reasons beyond our control.
