This studio residential condominium unit is strategically located within Abreeza District, a stone throw away from Ayala Mall. Wake up with the spectacular view of Abreeza District.

Note: We can accomodate early check-in depending on the availability of the unit.

Guest/s can use the pool for 150/head. (Note: This is to minimize the crowd)

Gym is exclusive for unit owners and long staying guests (with at least 6 months lease contract).

Parking space is 200/day

The neighborhood is excellent since this is within the Abreeza Premier Lifestyle District (Abreeza Mall, Seda Hotel , Abreeza Residences and Abreeza Corporate Center).

ABREEZA MALL, Davao's Upscale Lifestyle and Entertainment destination, offers 34,000 sqm GLA and dining options, with over 300 merchandise brands.

- For taxi, you may ask the frontdesk in-charge or you may get a taxi across the building (outside Italianni's).

- For jeepney, you may go to the Abreeza Mall main entrance.

- For bus going to Panabo, Carmen or Tagum, you may go to the grocery entrance of Abreeza Mall.

The unit has its own parking space with a minimal fee of 200 per day.

1. GENERAL REQUIREMENTS
A) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay;
B) Guests must notify the Property Manager of any disputes or complaints from neighbors
2. NOISE & THE NEIGHBORHOOD
A) Excessive noise is prohibited at all times. Guests must keep noise to a minimum as not to disturb the occupants of OTHER UNITS – especially during nighttime hours (e.g. 10pm – 8am), and upon arrival and departure;
3. VISITORS
A) Guests are allowed a maximum of 4 visitors at any time during their stay.
B) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.
4. FUNCTIONS
PARTIES AND GATHERINGS are strictly prohibited since this is a Residential Condominium. If we found out that you had a party inside the unit, we will charge you with a corresponding penalty (P1000 for a very messy room) Also, kindly minimize your voice when you are inside the building so that other unit owners will not be disturbed especially at night.
5. SLIPPERS
SLIPPERS are provided inside the bathroom.
6. GARBAGE
A) We left trash bags below the kitchen sink, kindly throw your garbage in the refuse room located near the elevator (left side).
B) Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.
7. SAFETY & SECURITY
A) Any time Guests leave, it is their responsibility to ensure all windows and doors are properly closed/locked to maintain security .
B) Guests must switch off lights, air conditioning, fans, electronics such as televisions, unplug electric stove when not in use for safety and to promote energy saving. It is not permitted to leave the air conditioning ON when Guests are absent from the property.
C) We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and cleaning.
8. SMOKING
A) SMOKING INSIDE THE UNIT IS STRICTLY POHIBITED. We will charge P1000 to those guest/s who will violate this condominium policy. (Ask the guards for directions to designated smoking area.)
9. PETS - No pets allowed.
10. HOUSEKEEPING
This is an agoda type ofaccommodation, please don’t expect that somebody will clean and change the beddings everyday. We clean and change the beddings and towels every 7th day(by request) onwards for long staying guests. If you request to have it in between we charge Php 500. Also the number of beds, linens and towels that will be provided will be based on the number of persons you have booked.
11. KITCHEN
A) GRILLING – not allowed
B) TURN ON the rangehood when cooking to release smoke, heat and steam as this might activate the fire alarm system of the whole building. Please refrain from cooking strong-smelling food like dried fish/bulad.
C) Be careful not to wash food remains down the drain. Please throw any kitchen scraps into the container under the sink for organic waste.
D) To simplify the inventory process, please return any kitchen items back to where you originally found them.
12. ACCIDENTAL LOSS, DAMAGES & BREAKAGES - In case of breakage, damage or stains, please be kind enough to inform us and pay for the corresponding cost.
